Gas Safety Check vs Boiler Service — What Landlords Need to Know

Landlords and letting agents often ask for a “gas service” when they mean a Landlord Gas Safety Record — and the other way round. The two jobs are related. They are not identical.

Landlord gas safety check

A landlord gas safety check produces a written Landlord Gas Safety Record (commonly called a CP12). It focuses on the safety of gas appliances and flues provided for tenants. Etchells carries out these inspections as a Gas Safe registered engineer.

Boiler service

A boiler service is maintenance of the appliance while it is still running. It is aimed at checking safe operation and catching developing faults early. Homeowners use servicing too; for rentals it is a maintenance choice, not a substitute for the landlord safety record.

Can both happen on one visit?

Often yes, where the property and access arrangements allow. That can be efficient for property managers and letting agents scheduling several addresses. Ask for both when you book if that is what you need — do not assume a CP12 automatically includes a full service.

Practical takeaway

  • Need a compliance record for a tenancy → landlord gas safety check
  • Want the boiler maintained → boiler service
  • Tenant has no heat → boiler repair, not a certificate
