We issue the Landlord Gas Safety Record. Landlords must supply copies to tenants within the timescales HSE sets out, and retain records as required. Managers usually keep a central file for owners, tenants and (for licensed HMOs) council submissions — your process, our certificate. Owner-operators managing their own multi-property stock may prefer portfolio landlord services.

Turnover is part of portfolio operations. Empty addresses are usually the easiest time to clear plumbing snags, test heating, service boilers and complete gas safety before the next move-in.

How do you fit into portfolio operations?
As the residential plumbing, heating and gas contractor for the addresses you manage in our corridor — planned gas safety and servicing on a calendar, plus reactive repairs when tenants report faults. We do not run your management software or redefine your contracts with owners.
Can one firm cover both planned and reactive work?
Yes. That is the point of contractor consolidation for many managers: annual CP12 and servicing with the same Gas Safe registered engineer who already knows the stock, then call-outs for leaks, boilers and heating without starting from a cold lead each time.
How does multi-site scheduling work?
By phone and email against the list you supply — addresses, postcodes, access notes, and whether each visit is planned compliance, servicing, void work or reactive repair. We confirm which postcodes sit in our corridor and group nearby jobs where that helps.
Who holds gas safety records — manager or landlord?
Legal duties sit with the landlord under the Gas Safety (Installation and Use) Regulations. Managing agents often arrange checks and keep copies under the management agreement. Etchells issues the Landlord Gas Safety Record; we do not rewrite your contractual duties.
Do you cover void / between-tenancy maintenance?

What should a maintenance list include?
Postcodes, preferred windows where you have them, access route (tenant, keyholder or office), job type (gas safety, service, void snag or reactive), and any landlord notes that affect authorisation. A spreadsheet is fine.
Which areas do you cover for managed stock?
The same corridor as our homeowner work: South Birmingham through Bromsgrove, Hagley and towards Kidderminster. Confirm postcodes for each address when you enquire.
